Female-run property management company seeks Maintenance Supervisor for “hands-on” maintenance of commercial properties in Atlanta. The Maintenance Supervisor must  coordinate and monitor all aspects of the maintenance program and be able to do just about anything that pertains to building maintenance. The Maintenance Supervisor is hired and supervised by the Property Manager.

Job Description

Typical days and hours of work:

  • Monday – Friday: 7:30 AM – 4:00PM. Approximately 40-50 hours per week
  • Must be willing to work flexible hours, emergency after hour’s maintenance calls, holidays and weekends as requested by Property Manager.

The Maintenance Supervisor’s responsibility and authority include but are not limited to the following:

Job Functions are to include, but not limited to:
Electrical, plumbing, drywall, painting, minor carpentry, minor HVAC, janitorial, various maintenance jobs and repairs requiring the use of hand tools, power equipment and must perform preventative maintenance on commercial buildings and grounds. Maintain accurate inventory for all cleaning supplies, tools, and materials.

Attitude

  • Maintain a professional, courteous, knowledgeable and helpful attitude with all tenants.
  • Be honest and truthful in all communications with the Property Manager. Good communication between the Maintenance Supervisor and the Property Manager is crucial for the proper and efficient operation of the commercial properties.
  • Requires good interpersonal skills in working pleasantly and effectively with associates, vendors, fellow employees and management.

Personnel:

  • Supervise janitorial staff. Establish daily janitorial staff goals.
  • Encourage employees to submit suggestions for improving work conditions or job efficiency.
  • Discuss staff performances with Property Manager if problems arise.
  • Report any employee injury to the Property Manager immediately.

Scheduling Work:

  • Maintenance Supervisor will have Daily, Weekly, Monthly and Yearly tasks and preventative maintenance activities as outlined by Property Manager.
  • Meet with the Property Manager at the beginning of each day to discuss work procedures, priorities, goals and special jobs to be completed.
  • Review all maintenance requests and closely monitor progress and completion of requests.
  • Inspect and make repairs according to manufacturer’s recommendations and according to maintenance schedules.
  • Ability to establish priorities, work independently, and complete objectives in a timely and cost efficient manner.
  • Present to the Property Manager ideas on improvement projects and labor needs.
  • Be safe and always think safety.

Qualifications:

  • A minimum of two years of maintenance/janitorial commercial experience.
  • General knowledge of building, plumbing, electrical, & mechanical & fire codes.
  • Knowledge of chemicals, their interactions, dangers, and disposal.
  • Knowledge of tools & equipment used in building maintenance & how to use them safely & responsibly.
  • Maintenance Supervisor is required to supply own vehicle to drive between commercial properties (Mileage will be reimbursed.)
  • Requires the ability to read, write, interpret, and complete written instructions such as time sheets, work orders, proposals.
  • Administrative knowledge to include materials invoice approval, weekly logs, scheduling and maintaining job files.
  • Requires possession of a valid Georgia Driver’s license, proper immigration papers and the ability to pass a criminal background check.
  • Must speak English and Spanish.
  • Basic computer skills.
